Tell us about your project

A few lines are enough. We reply within two working days to plan a first call. The price follows in two steps: after the site visit a fixed fee for the design, and once the drawings are final a fixed price for the build.

All fields are required unless marked optional.

What kind of project?

A rough idea is enough. For reference: a rear extension of about 15 m² starts at €45,000, a new house at €2,600 per m² excluding land.

We only use your details to reply to this request.

Questions we often hear

Do I need a permit?

Not always. Since 1 January 2024 the Omgevingswet applies, and some extensions can be built without a permit. At the site visit we check what the local omgevingsplan allows and tell you whether you need one. If you do, we prepare the drawings and apply for it.

What is the Wkb, and what does it mean for my project?

The Wkb (Wet kwaliteitsborging voor het bouwen) has been in force since 1 January 2024. For a new house, an independent quality assurer (kwaliteitsborger) checks the plan and the work before you get the keys. For a renovation or extension it depends on the work; you hear it at the site visit. Whatever we build, at handover you receive the consumer file (consumentendossier) with the as-built drawings, the materials we used and how to look after them.

How long does it take?

It depends on the project. A rear extension of about 15 m²: usually a month or two of design, then the permit if one is needed, then about eight to twelve weeks on site. A new house: usually four to six months of design, then the permit, then about ten to twelve months on site. For most permits the municipality decides within eight weeks of the application and may extend that once by six weeks. Before the build starts, you get a planning with dates.

What will it cost?

Every project starts with a free first call. The site visit and feasibility study cost €950, which we deduct from the design fee if you go on with us. After the visit you get a fixed fee for the design (from €4,500 for an extension), and once the drawings are final, a fixed price for the build. As a first indication: a new house from €2,600 per m² excluding land, a rear extension of about 15 m² from €45,000 with design and permit, and a hybrid heat pump with cavity and floor insulation from €12,000 before subsidies. All prices include VAT.

Can we keep living at home during the work?

For most renovations, yes. We close off the work area, plan the noisy weeks with you and tidy up at the end of every day. If the house will be hard to live in for a while, for example a few weeks without a kitchen, you hear it well in advance.

How do we pay, and is the work insured?

You pay in instalments that follow the build, for example after the foundation, when the shell is weathertight and at handover. Never ahead of the work. From the first day on site until handover, the work is covered by a construction all-risk (CAR) insurance.

What happens after handover?

The six-month maintenance period starts: whatever shows up as the house settles in, like a door that sticks, we come back and fix. After six months we visit again and go through the house with you.

Do you work in my town?

We work within about 35 km of our studio in Amersfoort: Amersfoort, Leusden, Soest, Baarn, Utrecht, Zeist, Hilversum, Bussum, Nijkerk, Barneveld, Veenendaal, Ede and Harderwijk. Further away? Ask anyway. For a new house we sometimes make an exception.
